Description ticengo 2014-02-09 13:21:52 UTC
I am a new user and I didn’t find something about this problem in the faq.

In a loan account, as an example, for an amount of 58000€ at 3.83% interest fixe rate with 37 month to the term, the payment must be, for the first month, about 1530€ for the principal and 160€ for interests. The total payment (principal + interest) is about 1690€.

Kmm find the right rate interest and the right total payment. But, when I go to see the associate created schedule transaction, in the split transaction data, interests are about 6€.

So it’s wrong.

I tried to enter some transactions to see when the loan finished to be paid (so before the 37 months). After 18 transactions, a strange increase transaction is added instead of the payment transaction.
I search in the faq, on internet etc … I find nothing about this and I don’t know what I am doing wrong. I know how to use this type of account, because I used msmoney since a long time … I come to kmm some weeks ago.
Can you help me to understand what it is wrong please ?
I don't know how, but i can send you some images of this problem.

Reproducible: Always

Steps to Reproduce:
1. Create a loan account
2. Go to the schedule transation associate with this account
3. clic on split transaction
4. see interests -> not good values
Actual Results:
So, the balance of a loan account is not correct bacause interest are not right

Expected Results:
The good principal and interest values for a loan account

I don't know how, but i can send you some images of this problem.

Hello, any idea ?

I am looking for a solution for a week but without result.

I found the same pb for "vdelab" here : http://forum.ubuntu-fr.org/viewtopic.php?pid=3939048

In french : "C'est fixe... Normalement (et c'est comme ça qu'on fait avec nos banques), on rembourse moins de capital à chaque échéances au début qu'à la fin... or là c'est fixe...
J'ai loupé quelque chose? une option? " .. so with a fixe rate interest, the principal is always the same (and so interests too) !!!

I think, loan accounts are false...
Comment 9 ticengo 2014-02-15 13:14:56 UTC
Link to an old (2011-12-12) perhaps same question : "Bug 288844 - KMymoney gives a wrong loan payment (auto-calculated) for a specific type of mortgage"

"The payment that KMymoney calculates when creating a loan account does not match what I was given by my bank for my UK mortgage. This may be because the interests I have to pay every month are not re-calculated at each payment, but at the beginning of a 12 months period."

Always "Unconfirmed"

Thus, I am not confident in the resolution of this bug...

This seems like a pretty well documented report, I wonder how we missed it, we will need to take a look at it.
Comment 11 ticengo 2015-04-26 10:30:46 UTC
No, really, there is no solution ?
So as a temporarily solution, I use an excel file (with the rights values inside) to enter principals and interests values for my loan accounts in kmm !
Comment 12 ticengo 2016-03-03 17:12:33 UTC
I use kmm since September 2014 and since this date, I must copy from an excel file and paste the right values in kmm. It's very boring and unbelievable!
I can't imagine being alone in that case.
The status of this bug is always "UNCONFIRMED". How is it possible?
Please, have a look at this bug and don't leave us in that situation.
Thanks in advance

I tried to duplicate this on current KMyMoney master on Linux and got the attached result. I am unable to duplicate the problem.

If you are still using 4.6.3, it would be as well to upgrade.
Comment 15 ticengo 2016-03-06 11:26:32 UTC
Hello Thomas and Allan and thank you for your trying.
Actually, I am not using the 4.6.3 but the 4.7.2 version.
I tried another time (see attached file with your test and mine).

Juste on remark: I don't understand why the date is red and so I can't create the operations. The "test-ticengo" account has a 01/01/2012 creation date and the first loan operation is the 05/03/2014.

You will probably see that it is worst and the first interest is "0".

Comment 18 ticengo 2016-03-06 12:06:43 UTC
I made a second test but, this time, with an "active" account associated with the loan (same as your simulation).

This time the first interest is 188€ same as yours.

I still have the "second" bug with the account date and i am unable to create the operations in the "bug 330952" account.

When I first save the 2nd file test, I had an error message.
This will perhaps help you to understand what was wrong in my file.

See the picture I attached.

loan rate uptade without this bug

to avoid the bug, I entered the new rate, the new interest+principal and let MNY calculate the new duration instead of entered the new interest+principal, new duration and let MNY calculate the rate. This calculated rate was never the right.
Comment 24 ticengo 2016-03-13 12:07:39 UTC
So, it seems that you can close this bug.
I tested the calculated values until dec 2021 and interest and principal were all ok.
There is still the "date" bug I encountered but its another thing.

I now will use loan parameters with this new method.

Thank you for your help.
Comment 25 Christian David 2016-03-14 19:46:13 UTC
The date can be set on the "details" sheet. Changing it in the last step may change other settings from other steps. So deactivating it should be okay.

As you requested I mark this bug resolved. Please feel free to reopen it if necessary.
